Financing a rental investment in Lyon: what the bank actually looks at
Financing a rental investment in Lyon: the rent the bank takes into account, the expected down payment, the mode of operation and the structure that holds up.
To finance a rental investment in Lyon, the bank does not look at the displayed yield. It looks at the share of the rent it accepts to take into account, the gap between this share and the monthly instalment, and what remains to live on once all the instalments have been paid. No text imposes a minimum down payment; in Lyon and Villeurbanne, a projected rent above the rent control ceiling casts doubt on the entire file.

Key points
- Rental yield is not read on the scale of a city: it depends on the area, the typology and the mode of operation, with a verifiable method.
- The bank ignores the displayed yield: it looks at the share of the rent it takes into account, the gap with the monthly instalment and what remains to live on.
- No text imposes a minimum down payment on a rental investment: the real question is which costs the bank refuses to finance.
- The Consumer Code prohibits equating a monthly instalment with a rent in any commercial or advertising communication.
- A projected rent above the rent control ceiling in Lyon or Villeurbanne casts doubt on the entire file, not just this line.
Financing a rental investment in Lyon hinges on the rent the lender retains, not on the yield displayed. Here is how to structure the loan and what the lender examines. The complete journey: rental investment.
Rental yield in Lyon: request the method before the figure
The yield is read by sector, typology and mode of operation, not for “Lyon” as a whole. A city-wide figure is almost always a gross figure based solely on the price: the gap with the net amount received determines the lender’s approval.
A credible table requires:
- a rent that can be received, that of a lease, not of a property listing;
- the full cost in the denominator: price, conveyancing fees, guarantee, works, furniture;
- dated and itemised prices;
- a written method for recording rents.
From gross to net: the six missing lines
- The council tax: request the tax assessment from the seller.
- Non-recoverable service charges.
- Vacancy and relocation.
- Management, whether delegated or in time spent.
- Insurance: unoccupied owner, unpaid rent.
- Maintenance: repainting, roof, boiler.
The tax remains, specific to your situation: calculate it with an accountant or a tax adviser.
What the lender really looks at
Not your yield. The share of the rent it retains, the gap with the instalment, your remaining disposable income and the consistency with your assets.
The banker first opens the council tax assessment and the statement of charges. Only the maximum effort limit is a matter of right:
Le texte fixe le plafond, pas la façon de composer l'assiette. Le coût de l'assurance emprunteur y entre par renvoi à la notion de coût total du crédit, et non par une mention expresse.

Each lender includes the rent in this ratio in its own way: hence the differences in borrowing capacity. The mechanism: rental income and debt calculation.
Down payment: what matters more than the amount
No text imposes a minimum down payment. The real question is: which costs does the lender refuse to finance (deed, guarantee, file)? Full financing is negotiated based on the quality of the rest of the file.
Are you a non-resident? The requirement increases: see loans for expatriates and non-residents. Three criteria take precedence over the amount:
- the savings remaining after the transaction;
- well-managed accounts: no overdraft, no rejected payment, no recent consumer credit;
- a clear asset portfolio.
Do not empty your accounts to “make a good impression”. Justify the source: personal contribution.
Unfurnished, furnished, shared tenancy: the effect on the loan
- Unfurnished: lower rent, simple file, income treated most favourably.
- Furnished: higher rent, higher turnover. The furniture is often excluded from the loan: plan for it.
- Shared tenancy: the lender examines the form of the lease and partial vacancy.
- Short-term: volatile local framework, income sometimes refused. See tourist furnished accommodation in Lyon.
Present two scenarios: the intended operation and a fallback to unfurnished rental. The structure must hold in the second scenario.
Rent control in Lyon and Villeurbanne: stay below the cap
A projected rent above the cap is a false projection. The bank that spots it calls the entire file into question.

The rent supplement is not presumed: leave it out of the projection. The cap is assessed on a per-property basis. The details: rent control.
EPC, company, fourth property: the other hurdles
- The EPC sets the date on which your projection ceases to be valid: see EPC F and G in Lyon.
- In an SCI, the personal guarantee of the partners is almost always required: see SCI taxed under IR or IS.
- On the fourth transaction, the outstanding balance with a lender blocks the deal: see the fourth-property wall and the bullet loan.
A loan financing before the viewing: the advantage over the seller
On a tight market, the investor who does not quickly prove their financing loses the property, even if they could have financed it.
Prepare before you view:
- your up-to-date documents: tax notices, payslips, statements, amortisation schedules;
- a quantified borrowing capacity based on your actual data;
- an identified bank target for this type of transaction.
The feasibility letter does not bind the lender: it certifies that a professional has judged the transaction financeable on the basis of the documents.
Three Lyon profiles, and what decides
- Small student unit: high gross, fragile net. Decisive: a forecast that deducts the summer vacancy.
- Family home in the first ring: stable cash flow. Decisive: the bank's method.
- Rental building: decisive, the technical file (property surveys, leases, arrears).
The amount to borrow determines the instalment: the instalment formula. The prices: the price per square metre by arrondissement.
Three property documents to require before the loan offer
- the council tax notice for the unit;
- the breakdown of recoverable charges;
- the minutes of the last general meeting (works voted on).
Have your rental scheme assessed by telephone before the first viewing.
Create your file: be financeable before viewing.
