Green PTZ: Financing the energy renovation of a home in Lyon
Eligible works, amounts, co-ownership, combining with the main loan and MaPrimeRénov’: financing a renovation without hurting your debt-to-income ratio.
The zero-interest green loan finances, without interest and without income conditions, energy performance works on a primary residence, for an amount that depends on the programme: single action, package or overall performance. It can be combined with grants and the main loan without financing the same expense twice. The works file precedes the loan offer: no prior invoice is eligible for financing.

Key points
- The Green PTZ is a zero-interest loan reserved for energy performance works, without income conditions, the amount of which depends on the selected programme.
- The standard structure involves three financings in sequence: the grant is applied for before the works, the Green PTZ finances the remaining cost, and the main loan absorbs the balance.
- Financing works through the Green PTZ may result in the loss of the zero-interest loan that they conditioned: the two schemes are allocated separately and never added together.
- No invoice prior to the issuance of the loan offer is eligible for financing: the works file must be prepared before signing the loan.
- A co-owner can combine the Green PTZ voted by the co-ownership association for common areas with an individual Green PTZ for their private areas.
The zero-interest green loan finances, without interest and without income conditions, the works that improve the energy performance of a dwelling. A cousin of the zero-interest loan, it has its own rules: here is how to coordinate it with the main loan and the grants.

Green PTZ: an amount that grows with the works
An interest-free loan, distributed by the banks contracted with the State. Its limit depends on the programme: isolated action, bundle of works or overall performance.

Interest-free, but its instalment counts towards your debt-to-income ratio.
Eligible works
Insulation, efficient heating and hot water, ventilation, or overall renovation with measured gain, carried out by qualified companies.
- Isolated action: one item, proven by quote then invoice.
- Bundle: several actions, the common route in an apartment.
- Overall performance: a level demonstrated by a study, the best funded.
There are fewer qualified companies: allow for the quote lead times in the suspensive condition.
Eco-PTZ conditions: owner-occupiers and co-ownership, with no income limit
Owner-occupier or landlord, or co-ownership association. Property completed for a minimum period, as a principal residence.
A landlord can therefore use it: the rental investment. Please verify the age of the property, its use, and any eco-loans already obtained for the property.
Eco-PTZ or standard works loan
The Eco-PTZ is advantageous in terms of cost. The standard loan is advantageous in terms of flexibility and timeframe: no list of works, no qualified contractor, no form.
The common structure combines the two: the Eco-PTZ for eligible items, a works loan for the rest. Please allocate the costs before obtaining quotes.
The order that pays: grant, Eco-PTZ, main loan
Combining them is the standard structure. Two rules: no two financings for the same expense, and a debt-to-income ratio calculated on the whole.
The grant is applied for before the works, based on quotes; the Eco-PTZ finances the remaining cost; the main loan covers the balance. Some schemes exclude expenses already incurred. Current rates: the public service for housing renovation. Instalments in a stepwise manner? Loan smoothing. Municipal grants: the Lyon reference framework.
The double-counting trap with the PTZ
Purchase in the second-hand market with a PTZ conditional on works: the works financed by the Eco-PTZ are excluded from the cost taken into account for this PTZ. You may fall below the threshold and lose the PTZ. Please decide item by item, before the final quotes (the PTZ in the second-hand market).
Debt-to-income ratio: the lever of the term
Works on a period property can open the way to a longer term, provided their purpose is included in the list and they carry sufficient weight in the transaction:
- création de surfaces habitables nouvelles ou de surfaces annexes
- modernisation
- assainissement
- aménagement des surfaces habitables ou des surfaces annexes
- réalisation de travaux de rénovation énergétique

Green PTZ in a block of flats: common areas included
The owners' association takes out the loan for the common areas; each owner repays their share, without a loan being registered in their name. It can be combined with an individual Green PTZ.

Before buying in a building undergoing works:
- The vote at the general meeting conditions everything.
- The works fund is deducted.
- The seller's share is negotiated in the preliminary sale agreement.
Private works in a building not covered by the scheme yield a modest gain: first ascertain what the owners' association has voted.
The file: quotes first, the loan second
Quotes and the companies’ form before the loan offer; invoices and the completion of works form afterwards.
- Detailed quotes by item, from qualified companies.
- The ‘borrower’ form signed, including the companies’ section.
- Processing, in parallel with the main loan.
- The loan offer, then disbursement in line with the progress of the works.
- Justification of the completion of works within the deadline, supported by invoices.
Six mistakes that cause you to lose the eco-PTZ
- Starting before the loan offer: no prior invoice is taken into account.
- A company not qualified for that item.
- Double counting with the PTZ.
- Forgetting the completion of works form.
- Forgetting that three loans make a single borrowing capacity.
- Deciding after the preliminary sale agreement: the structure fixes the suspensive condition.
Overall monthly instalment: the formula. Have your quotes arbitrated lot by lot over the phone.
Create your file: purchase, works and eco-PTZ structured together.
