First-time buyer mortgage application: the 7 errors that lead to rejection, and how to correct them in time
Overdrafts, consumer credit, change of employer, untraceable gift, badly set sale agreement: what can be fixed before submission, and how fast.
Seven errors lead to the rejection of a first-time buyer application: overdrafts on recent statements, an unsettled consumer credit or hire purchase agreement, a change of employer during the processing period, an untraceable family gift, a poorly calibrated loan condition precedent, multiple requests made within a few days and underestimated ancillary costs. Each can be corrected before submission, provided you act in time.

Key points
- An overdraft, even if authorised and minimal, is the primary reason for an application being set aside, and the most time-consuming to correct.
- A consumer credit or hire purchase agreement remains a liability until it is settled, even if only a few instalments remain until maturity.
- Changing employer or status during the processing period causes the analysis to start from scratch: a changing situation is no longer the situation under review.
- The loan condition precedent is calculated backwards from the deadline, allowing for the processing period, the cooling-off period and the return of the notary.
- Underestimating ancillary costs can cause an application to fail even if the loan is approved, if the down payment no longer covers what the lender does not finance.
A refusal is often prepared months before the submission. Here are the seven errors to correct before submitting your first-time buyer application, along with the correction timeline. Already refused? Causes and remedies; preliminary sale agreement signed: the urgency.
Error 1 · Overdrafts in recent months
The analyst reads your statements before your payslip. An overdraft, even if authorised and minimal, is visible and counted.
They examine the number of days in debit, their regularity, the overdraft fees and failed direct debits. Request the required statement history depth at the first contact.
Correction timeline: at least the duration of the requested statements. Begin before even searching for a property.
Error 2 · Keeping a consumer loan or a LOA that “ends soon”
Until it is settled, a loan remains a liability: it reduces your capacity and weighs on the debt-to-income ratio.
Some institutions neutralise a loan nearing its term, but none are required to do so. A LOA counts as a loan; a renewable one, even at zero, may be counted: close it. Settling consumes part of your down payment: arbitrate beforehand.
Timeline: a few weeks, including the settlement certificate and a clean statement.
Error 3 · Changing job or status during the assessment
The bank assesses a specific situation: if it changes before the offer, everything starts from scratch. A probationary period is sufficient to suspend an agreement in principle.
Same effect: becoming self-employed, a negotiated termination, or availability. Is a change inevitable? Announce it before submission (non-standard employment).
Timeline: that of stabilisation, end of probationary period or first closed accounting period.
Error 4 · An undeclared, untraceable family gift
The gift is legitimate; the absence of a trace is what blocks the process. The lender must link each sum to a documented source.

- Declare the gift.
- Transfer from an identified account, with an explicit reference.
- Signed statement from the donor: gift without consideration.
Timing: at the time of the gift, not the week of the application.
Error 5 · A poorly calibrated suspensive condition
It sets the date by which you must prove your financing. Too often, it ignores the processing, the cooling-off period and the return of the notary.
Your deposit is at stake. Calculate backwards: structuring, application, processing, offer, cooling-off period, acceptance (the loan offer). Have a realistic duration and a extension clause drafted.
Timing: before the preliminary sale agreement. See drafting the suspensive condition and the credit glossary.
Error 6 · Multiplying applications over a few days
Five agencies in the same week means five concurrent analyses of the same file and an impression of dispersion.
Consulting leaves no negative trace; dispersing does. The competitive process is built: an identical, complete, dated file. With an intermediary, request the list of institutions consulted (the competitive process).
Timing: before the first application.
Error 7 · Underestimating fees and lacking equity
Loan approved, application rejected: the equity does not cover the fees that the lender does not finance.
Calculate them before the purchase offer: the budget item by item.
The reverse schedule
| What is being corrected | When to start | The evidence the lender expects |
|---|---|---|
| Overdrafts and incidents | Before even searching for a property, over the entire period of the requested statements | Statements for all accounts, with no negative balance or intervention fee |
| Consumer loans, LOA, reserves | A few weeks before submission | Proof of zero balance and contract closure, plus a complete statement without the line item |
| Professional situation | Before submission, never during | Contract, latest payslip, certificate of completion of probationary period |
| Family gift | At the time of the gift | Declaration, transfer with explicit reference, signed written statement from the donor |
| Suspensive condition | Before the signing of the preliminary sale agreement | A duration set in reverse, with a clause for extension |
| Consultation strategy | Before the first submission | A single, complete file, and the list of institutions consulted |
| Liquidity and fees | Before the purchase offer | A calculation of fees and retained residual savings |
The first line takes the longest to produce. The documents: the complete list.
Please have your corrections classified by urgency, by telephone.
Create your file now: there is still time to correct things.
