My role, fees and transparency
Can you put two mortgage intermediaries in competition and approach your bank at the same time?
Yes, it is permitted: consulting several intermediaries and keeping your bank, provided you avoid the duplication that causes your application to slip.
Yes: consulting several intermediaries and approaching your bank at the same time is permitted, unless an exclusivity clause has been signed in a mandate. Method matters more than principle: the same application submitted twice to the same bank, through two channels, loses its priority. You must therefore distribute the institutions, one bank per channel, date each submission and declare your own bank to the intermediary.

Key points
- Consulting several intermediaries is free and without commitment; only a signed exclusivity clause prohibits entrusting the same search elsewhere.
- The same application submitted twice to the same bank, through two channels, loses its priority and often ranks after the others.
- Approaching your own bank in parallel with an intermediary is advisable, provided you declare it so that it is not solicited twice.
- The order of submissions matters more than their number: a refusal leaves a lasting trace, and resubmitting only makes sense if a parameter has changed.
- Two proposals are compared on the APR, never on the nominal rate, under identical conditions of term, amount, security and insurance.
Yes, you may consult several intermediaries and your bank simultaneously. However, two intermediaries on the same application reduce your chances: distribute the banks, using a table. The context: profession, fees and transparency.
Consulting several intermediaries: your right
No text limits the number of professionals consulted. Only a mandate with an exclusivity clause prohibits you, during its duration, from entrusting the same search to another.
Consulting is not mandating: meet three, mandate one. Exclusivity is negotiated in exchange for a precise commitment of resources: the mandate explained.
Two submissions to the same bank: the duplication
The same application arrives twice at the same analyst, sometimes with two different plans. It loses its priority and raises a question of coherence.
- Doubt about the information: a down payment or income presented differently.
- Conflict between originators: time taken from your deadlines.
- Lost presentation: the summary note no longer serves its purpose.
Your bank, in parallel
It is advisable: it knows you, and it is often missing from an intermediary's panel. Declare it as a channel that you handle yourself.
Bring its written proposal: it serves as a floor. If it wins, keep it (intermediary or direct bank).
How many banks to approach
Few, and never at random: relevance to your profile matters more than the number. There is no reference number.
The order matters: submit first where the file passes as is, not where the displayed rate is the lowest. A bank that has refused practically never revises its position in the weeks that follow. References: lender families, why two banks respond differently. Present a file only with a demonstrable change.
The allocation table
| Institution | Solicited by | Submission date | Response and date |
|---|---|---|---|
| Your bank | You | ||
| Bank A | Intermediary | ||
| Bank B | Intermediary | ||
| Bank C | You |
- One bank, one channel.
- Each submission dated.
- The table shared with your contact.
Are you changing intermediary? Retrieve it first: changing intermediary. “All banks” does not mean the same ones: the breadth of a panel, online or local.
Comparing two proposals
At the APRC, under identical conditions: same term, amount, security and instalment. It includes interest, fees, security, mandatory insurance and intermediary fees.
Source: service-public.gouv.fr, sheet F2456. Then distinguish on:
- The insurance over the entire term, with equal guarantees.
- The security: surety or mortgage.
- The ancillary fees.
- The modularity and early repayment.
- The counterparties: domiciliation, savings, home insurance.
Tell everyone everything
Who you are consulting, which banks, and by whom. A hidden duplicate costs you the deposit. Under exclusive mandate? Request in writing to be released from it: proceeding otherwise exposes you to a claim for fees.
Nothing is due before the funds are transferred; the mandate specifies what will be (the fees, the commissions, the relationships with the lenders). Have your deposit plan read back to you over the phone.
Create your file: one bank, one channel, no duplicates.
