Relationships with lenders: what the law requires you to be told, and what this site publishes
Which banks does a mortgage intermediary work with? The four pieces of information the law requires them to provide, and the additional questions to ask.
A mortgage intermediary must state their identity and category, the scope of their authority—that is, whether they work exclusively with one or more lenders—the name and address of the institutions on whose behalf they act, and a reminder that no sum is due before the loan is obtained. A list of brand names fulfils none of these obligations; the rest must be requested in writing.

Key points
- The law requires every mortgage intermediary to state their identity, the scope of their authority, the name of their principal, and that no sum is due before the loan is obtained.
- A list of brand names fulfils none of the legal obligations: neither the category, nor the scope of authority, nor the remuneration received.
- When the mortgage intermediary acts under the mandate of another intermediary, the accessible panel is that of the principal, not their own.
- A direct bank is also not required to publish any of this information, which makes comparison between the two routes unequal.
- What the law does not require to be stated—the number of accessible institutions, the breakdown, and variable remuneration—must be requested in writing.
A list of logos tells you nothing about the relationship between an intermediary and the lenders. Four legal disclosures, however, tell you in what capacity the intermediary works and when they are paid: read them, then put in writing the questions that are missing. The complete subject: profession, fees and transparency.
What should be told to you about the relationship with the lenders?
Four things, without a list of brands: the identity and category of the intermediary; the scope of their powers (exclusive or not); the name and address of the institutions on whose behalf they act; the statement that no sum is due before the loan is obtained. This information is owed to you without you having to ask for it.
One: the identity and the category
4 ()The category tells you how they access the lenders: under the mandate of another intermediary, it is not they who contract. See the categories compared.
Two: the scope of authority
Exclusivity with one lender, with several, or none: none of these is disqualifying, but ignoring it when signing is.
Three: on whose behalf

Under a mandate from another intermediary, access to institutions goes through the mandator: the panel is not that of your interlocutor.
Four: the financial link
Le texte vise la provision, les commissions, les frais de recherche, de démarches, de constitution de dossier et d'entremise. L'intitulé donné à la somme ne la fait pas sortir du champ.

The remuneration arrives after the choice of institution. Ask whether it varies from one institution to another: see the intermediary fees.
Why “partner” is not an answer
The word does not appear in any of these texts. A list of logos:
- expires from one season to the next;
- cannot be verified: no register records these agreements;
- explains nothing: the outcome of a file depends on the level of decision-making and the lending budget for the quarter.
What the law does not require to be stated
How many institutions are accessible, which ones, in which territory, and whether the remuneration varies: nothing imposes this, and this is what matters for your file. A direct bank does not owe you this either.
What this site publishes
Eight lines are at stake. Four are established:
- the name and registration number of the principal;
- the nature of the operations covered: residential mortgage credit, and nothing else;
- the legal reminder of the scope of powers;
- exclusivity: Sandy MASCART is a non-exclusive intermediary for CDV PATRIMOINE & ASSURANCE, established by mandate from 1 October 2026.
The other four (number of institutions, families, scope and refusals, variation in remuneration) await a document from the principal and will appear dated. Control: the footer of each page and the ORIAS register.
The written request
Before any procedure, request:
Can you indicate in writing your registration category, the scope of your powers within the meaning of Article L. 322-3 of the Consumer Code, the name of the persons on whose behalf you act, and whether your remuneration varies according to the institution selected?
The first three points are owed, the fourth is not.
What to do with the response
- Require the pre-contractual information before any service is provided.
- Ensure the mandate states the announced scope: see the mandate.
- Compare with the direct route: intermediary or bank direct.
Honoraria published, item by item. The seven checks: checking an intermediary. Ask your question by telephone.
Create your file: status, client and written fees before starting.
