What I do not do: consumer credit, reverse mortgage, standalone renovation loan
My mandate covers residential mortgage lending and debt consolidation. Where the boundary lies, why it exists, and who to turn to beyond it.
My mandate covers residential mortgage lending, including mortgage refinancing. It does not currently cover debt consolidation, which is a distinct type of operation, nor consumer credit, nor a renovation loan taken out on its own, nor a reverse mortgage: for these operations, please address yourself to your bank or to an intermediary registered for that specific operation, which can be verified in the ORIAS register.

Key points
- Refinancing a residential mortgage falls under residential mortgage lending; debt consolidation is a distinct type of operation in the register of intermediaries.
- A consolidation falls under the residential mortgage regime depending on the proportion of real estate it represents, or as soon as a mortgage guarantee is taken out.
- A renovation loan taken out on its own, without an acquisition, falls under consumer credit provided its amount remains within the limits set by that chapter.
- An intermediary’s registration is ticked off by type of operation: residential mortgage lending does not cover other types of credit.
- Renovations financed within the framework of a property acquisition are included in the residential mortgage, unlike renovations financed on their own without a purchase.
My mandate covers residential mortgages, including mortgage refinancing. Debt consolidation, consumer credit, standalone renovation loans, reverse mortgages, and payment services are not included: here is who to contact. The complete subject: profession, fees and transparency.
Mortgage refinancing and debt consolidation, are they the same thing?
No. Mortgage refinancing involves another lender taking over a residential mortgage. Debt consolidation combines several debts of different natures into a single loan: the register treats it as a distinct banking operation.

Which legal regime applies to a consolidation?
Depending on the proportion of the mortgage in the transaction: above a threshold set by the Consumer Code, the mortgage regime applies; below it, the consumer credit regime applies. A mortgage guarantee always triggers the mortgage regime.

The regime determines your rights: please verify it first.
Where does consumer credit begin?
Between a minimum and a maximum amount set by the Code. A renovation loan alone, a personal loan, a car loan, a cash reserve: outside the scope of the mandate.

Renovations financed as part of a purchase fall within the mortgage.
Why a narrower scope than a network?
The register is checked operation by operation.

Whom to turn to
- Identify the exact nature of your operation in the table.
- Find an intermediary registered for it, verified on orias.fr.
- If you are experiencing difficulty with repayment, contact ABE Info Service, a public service of the Banque de France and the ACPR, before any consolidation under pressure.
- Beware of monthly instalment reductions in banners.
