PSLA and shared ownership: preparing the financing for the option exercise
In shared ownership, the loan is applied for when the option is exercised. What the bank reviews that day, and how to prepare your file from move-in.
In shared ownership, the mortgage is applied for at the point of exercising the option, not when you move in: the bank then processes a standard file, based on your income and expenses at that time. The PSLA finances the programme operator, not the purchaser. The financing is prepared during the tenancy phase: no new credit is taken without measuring its effect, accounts are kept, and a file is submitted in advance of the option date.

Key points
- In shared ownership, the mortgage is applied for at the point of exercising the option, not when you move in.
- The PSLA finances the operator building the programme: it is not the purchaser’s loan.
- Your contract alone determines the breakdown of the fee and what remains your property: read it first.
- At the point of exercising the option, the bank applies the debt-to-income ratio to your income and expenses at that time.
- The zero-interest loan can complement the purchase, with the option for the rules in force at the time of signing the contract.
In a lease-to-own arrangement, you enter as a tenant with a purchase option. The loan is applied for when the option is exercised, based on your income at that time: prepare for it from the moment you move in, with home ownership aid and the zero-interest loan.
How does a lease-to-own arrangement work?
You occupy the property provided by an operator in exchange for a fee, then you exercise the option: the balance of the price is financed by a bank loan.
The PSLA finances the operator, not you: you apply for a programme. The income and price criteria are those of the programme; request them in writing and verify your eligibility before building a financing plan.
Arrive at the option with a solid file
When the option is exercised, the lender applies the debt-to-income ratio standard as for any buyer.
Il se mesure à la date de la demande de prêt, avec vos revenus et vos charges de ce jour-là. Un crédit à la consommation souscrit pendant la phase locative entre donc dans le calcul de la levée d'option.

- No new credit without measuring its effect.
- Well-managed accounts, with no recurring overdraft.
- No change of status just before the option.
- A file submitted several months before the deadline.
The acquisition portion counts as a down payment
If the contract applies it to the price, you finance the price reduced by what you have paid. Attach the operator's statement of account.
Can the zero-interest loan complement the financing?
Yes, subject to its usual conditions. In the loan offer, you may choose to apply the rules in force at the time of signing the contract.

Exercising the option is not an obligation. If you waive it or if the loan is refused, the contract specifies what happens to your payments: please have this clause explained to you before signing.

Have the exercise of the option simulated before signing
As a mortgage intermediary working under mandate, I simulate the loan with your current income and I read the contract with the lender’s perspective. The documents · the fees.
Do you have a draft contract in hand? Create your file or have the exercise of the option simulated by telephone.
